HATFIELD TOWNSHIP, Pa. — A beloved Montgomery County institution is preparing to clear its tables for the final time. Zoto’s Family Restaurant, the sprawling roadside diner that has anchored Route 309 in Hatfield Township since 1973, has announced it will permanently close its doors on Sunday, October 25.
The impending closure marks the conclusion of a 53-year legacy of scratch-made comfort food, all-day breakfasts, and classic counter service. For three generations of diners across the North Penn, Line Lexington, and Upper Bucks communities, Zoto’s has served as a reliable gathering spot for everything from Sunday family brunches and business meetings to late-night coffee stops.
Half a Century of Hospitality
Founded in 1973, Zoto’s established itself as one of the hallmark Mediterranean-Mansard style diners that became architectural fixtures along Pennsylvania transit corridors in the latter half of the 20th century.
Originally opened by brothers Steve and Nick Zoto, the restaurant built a reputation around hospitality, generous portions, and an expansive multi-page menu spanning traditional breakfast platters, Greek specialties, and display cases stacked high with house-baked pies and cakes. In 2002, following Nick’s retirement, Steve’s wife, JoAnne, joined as a partner, and their daughter Nikki took the helm as general manager.
The family took to social media this week to announce the farewell, extending heartfelt gratitude to decades of regulars and loyal staff:
"To our above-and-beyond amazing staff, we couldn't have done any of it without you," the owners shared. "Your dedication and devotion mean the world to us, and we thank you all so much."
Sheetz Redevelopment Plans Move Forward
The closure paves the way for a major commercial transformation at the high-traffic intersection of Bethlehem Pike (Route 309) and Broad Street.
Under land development proposals submitted to Hatfield Township, the existing diner structure will be razed to make way for a brand-new Sheetz convenience store and multi-pump fuel center. The project advanced through municipal reviews over the summer, with the Hatfield Township Board of Commissioners approving an inter-municipal liquor license transfer in July to allow the future location to sell beer and wine.
The development reflects broader regional commercial trends across eastern Pennsylvania and South Jersey, where prime roadside parcels housing legacy independent eateries are increasingly being acquired by large-format regional convenience and fuel chains like Sheetz and Wawa.
One Last Visit Before October 25
While the Route 309 corridor continues its modern commercial evolution, the loss of Zoto’s represents another vanishing piece of the region’s traditional independent diner heritage.
Diners have through regular operating hours on Sunday, October 25 to stop in for one final stack of pancakes, a cup of coffee, or a slice of pie before the doors lock for good.
