Trader Joe's has officially signed a lease to become the anchor tenant of a brand-new, ground-up shopping center in South Philadelphia.


 Industry sources confirm that the highly anticipated grocery store will be located at 1505-25 S. Columbus Blvd., situated right along the Delaware River in the Pennsport neighborhood.

Development Details and Timeline

The new retail project is set to transform a prominent stretch of Columbus Boulevard between Dickinson and Tasker streets. Here is a breakdown of the real estate and development plans:



  • The Developers: Ocean Block Capital is spearheading the project.
  • The Acquisition: The developer recently purchased the 4-acre property from well-known local developer Bart Blatstein for a reported $7.5 million.
  • The Timeline: Construction on the ground-up retail center is projected to be completed by the end of 2027.

Expanding the Philadelphia Footprint

Trader Joe's has maintained a relatively tight, highly strategic presence within city limits, making any new location a significant development for local shoppers.

This upcoming Pennsport store will mark the grocer's third location in Philadelphia. It joins a well-established urban footprint that currently includes two busy Center City sites:



  • 2121 Market Street: Serving the central business district and Rittenhouse area.
  • 1324 Arch Street: Located steps from the Pennsylvania Convention Center.

By moving southward, Trader Joe's is capitalizing on the continuing residential growth and commercial revitalization along the Delaware River waterfront, bringing its beloved private-label snacks, affordable produce, and seasonal items to a whole new pocket of the city.
