As the industry continues to shift, several massive brands are quietly shuttering underperforming locations across the Keystone State by June 2026. From legacy Pizza chains to late-night diner staples, here are four major restaurant brands closing their doors in Pennsylvania.
1. Pizza Hut
The brand's massive "Hut Forward" turnaround plan is leaving several Pennsylvania towns behind. Parent company Yum Brands is actively shedding hundreds of older, underperforming locations nationwide this year. We've already seen doors locked at locations in Elizabethtown, New Cumberland, and Canonsburg, with more Central and Western PA stores on the chopping block this summer. If your local spot hasn't updated its online listing recently, you might show up to a dark dining room.
2. Applebee's
The "neighborhood grill" is getting a little harder to find in some neighborhoods. Following a major franchisee bankruptcy earlier this spring, Applebee's is closing additional unprofitable locations as part of a nationwide footprint reduction. What specific locations are closing next month? How will the immediate closures affect customers who regularly visit these restaurants? 4. Denny's
The late-night Grand Slam is disappearing from certain commercial corridors. While it's not a complete statewide exodus, strategic closures are hitting specific communities as older diner footprints are phased out. For example, the long-standing Route 30 Denny's location in Irwin was just slated for demolition to make way for a smaller, modern Chipotle. As commercial real estate values shift, older, larger diner buildings are prime targets for permanent closure and redevelopment.
